 (1) Verifiable household income at minimum of 2-1/2 times rent (most recent 3 bank statements, paystubs, VERIFIABLE, documentation confirming monthly income).

(2) Rental history for minimum of past 2-years with past two contact names for landlords.  If you have been a homeowner most recently, then we will discuss your ownership history.

(3) Credit scores at 535 or above...no evictions on record (or currently in eviction proceedings), or past money owed to Landlords (arrangements for owed money can be made...please ask how).

(4) Renter's Insurance with a minimum of $300,000 liability.  This protects you and your belongings (the owner's homeowners does not).  This costs +/- $125 per year depending on coverage. Consult your insurance agent,or we can provide contacts...a very simple process. 

(5) PETS TO DISCUSS (No Cats).
